Don't Be Afraid to Talk to Your Agent!

First things first, make sure your agent is representing you. Once you know that, don't be afraid to talk to him or her. The only way we can help is if we know what you want and need. We understand that once you see a few homes that some of the things that you want/need may change based on what you either liked or didn't like during your viewings. But, if you don't tell us, we won't know and may continue to show you homes/land that you have decided you know longer want or like.
It's okay to say that a home doesn't fit what you envision for your lifestyle. It's okay if the land that we just got done walking is too rocky for you. Remember, you are the one buying the property and it must fit your needs. It is not going to hurt my feelings or any other agent's feelings if you tell us that this one isn't the one. We are more than happy to keep looking for you and we are happy when you have found the home that is perfect for you.
When you meet with your agent and he/she has agreed to represent you, don't be afraid to tell him things about your finances and credit. Don't feel like you have to hold information back. Your agent is a professional and by having that knowledge, he or she will be able to guide you in the direction you need to go. Know that when you are told that a pre-approval is necessary, it is because your agent has had enough experiences to know that the seller is going to ask for it when you make an offer on your perfect home. Don't be afraid that it will hurt your credit report if you have too many lenders checking your credit, it won't. The credit reporting system is set up so that it knows if you are shopping for a mortgage rate and you are not penalized for doing so.
It may seem scary and sometimes you don't want to provide answers to our questions because you are afraid you won't be able afford a home. But, what is really exciting is to find out that what you thought isn't the case at all! We have loan officers that work with all different types of credit and who have loan programs that can sometimes allow people to purchase a home with as little as 0% down.
Believe it or not, finding the home is the easy part. It's the rest of the process that can become mind boggling! But, with our help and with your frankness to our questions, we will be able to get you through your home buying experience as stress free as possible.
